Jersey Concept Flooring & Renovation
Tenant Improvement & Turnover Flooring

Flooring scope for tenant improvements, white-box buildouts and punch-list close-out.

From white-box delivery to the final punch-list walk, we take flooring as one line on a TI schedule — sequenced around the other trades and priced against the finish schedule, not a guess off a floor plan.

About This Service

Tenant improvement flooring rarely happens in isolation — it's sequenced between framing, MEP rough-in, paint and ceiling grid, on a schedule someone else is holding you to. We take flooring as one line on that schedule, confirm what's actually buildable against the finish schedule before the bid, and flag substrate conflicts (a specified floor the existing slab won't take without extra prep) before they become a change order mid-buildout.

The work doesn't end at substantial completion. Punch-list flooring repair — a scratched threshold, a transition that shifted, touch-up after another trade's callback — is scoped and priced as its own line, not folded silently into the original number.

  • Pre-bid spec review against existing subfloor/slab condition
  • Make-ready flooring ahead of tenant move-in
  • Punch-list flooring repair and touch-up as its own scoped line

FAQ

Tenant Improvement & Turnover Flooring Questions, Answered

TI buildout is new construction inside a shell — flooring installed as part of a tenant fit-out before first occupancy. Turnover is flooring work between tenants in an already-operating space. Both are common property management/GC needs, and we price and schedule them differently.

Yes, and it costs nothing to ask. Catching a spec'd floor the existing slab won't accept — or a transition detail nobody drew — is far cheaper to fix on paper than after demo.

Yes. Punch-list flooring repair is scoped as its own line so it's tracked and priced clearly, rather than an open-ended callback nobody budgeted for.
